[00:02:13] Podcaster 2: Exactly. But then you’re literally in the use of the word steps. Steps away from Factoria Marketplace plus public transit, restaurants, parks, really easy highway access too.

[00:02:25] Podcaster 2: It really is. It’s that blend of seclusion and accessibility that adds a lot of value, especially for a condo.

It’s strategic living almost.

[00:02:41] Podcaster 1: That is a luxury. Definitely. Okay, so the location sounds fantastic, sweet spot. But what about the unit itself? Does it match the prime location?

What are the features?

[00:02:51] Podcaster 2: Good question because location isn’t everything if the place needs a ton of work. Right? But this one seems pretty updated. It highlights a brand new kitchen. Think quartz countertops, stainless steel appliances.

[00:03:08] Podcaster 2: Pretty much. And it’s not just cosmetic, they also mention a new water heater.

[00:04:02] Podcaster 2: But there’s another layer here. Something that isn’t in the unit but massively impacts its value.

[00:04:10] Podcaster 2: Bingo. We often talk about people overpaying for single family homes just to get into top school districts.

[00:04:17] Podcaster 1: Yeah. The school premium, it’s real.

[00:04:18] Podcaster 2: Well, this condo offers a way into that same highly rated system, but potentially at a more accessible price point compared to a house nearby.

[00:05:08] Podcaster 1: Okay. Let’s shift gears a bit. Let’s talk money. The price is $469,000 now. But you found the previous sale price?

[00:05:16] Podcaster 2: Yeah. Just for context, back in December, 2012, it sold for $165,000,

[00:05:21] Podcaster 1: 165 to almost 470 now. That’s quite the jump, really shows that Bellevue market growth.

[00:05:26] Podcaster 2: Incredible growth. Yeah. But the purchase price is just the start, obviously. You’ve got ongoing costs.

[00:05:31] Podcaster 1: Right? HOA dues.

[00:05:32] Podcaster 2: $699 a month, which sounds like a lot, but you have to see what it covers. Common area maintenance, sewer, water, and importantly earthquake insurance.

[00:05:42] Podcaster 1: Oh yeah, that’s a big one here. Good that it’s included. And property taxes.

[00:05:45] Podcaster 2: Annual property taxes are $2025. So you have to add that $699 monthly HOA and the yearly tax into your budget. That’s your true cost of ownership month to month beyond the mortgage.

[00:05:58] Podcaster 1: Makes sense. Okay, so the big question then. Let’s say someone loves this place. The schools are perfect, but they don’t have a huge down payment. How does someone qualify for this price point with say, 3% down or even theoretically zero down on a conventional loan? Because you mentioned FHA and VA are out for this one.

[00:06:15] Podcaster 2: Oh, right. And that’s the challenge, isn’t it?

With minimal down payment on a conventional loan, lenders get really careful.

[00:06:21] Podcaster 1: Understandably. So what are they looking at?

[00:06:22] Podcaster 2: Several key things first. Income stability. Is your income reliable, consistent? They wanna see a solid track record. Job history. Second, your debt-to-income ratio, or DTI. Basically, how much of your monthly income already goes to other debts? Car loans, student loans, credit cards.

[00:06:40] Podcaster 1: What’s the magic number there?

[00:06:41] Podcaster 2: Lenders generally like to see it below 43%. Often even lower if you have a small down payment, because less money down means more risk for them.

[00:06:50] Podcaster 1: Right? And the third thing, credit score.

[00:06:53] Podcaster 2: Absolutely crucial.

A strong credit score is non-negotiable. Really. It doesn’t just determine if you get the loan, but also what interest rate you’ll pay. And with less equity, that rate matters even more.

[00:07:25] Podcaster 2: Definitely. And beyond calculators, there are home buying guides, free classes, sometimes offered by brokerages, market trackers, use all the resources available. Treat it like you’re making a major investment because you are.

[00:07:38] Podcaster 1: Good advice. Okay, so we’ve covered location, features, schools, finances. What about longer term stuff? The building itself?

[00:07:45] Podcaster 2: Right. The bigger picture. The building, Chateau Ville, was built in 1979. The whole complex is on about 2.18 acres.

[00:07:53] Podcaster 1: Okay. So decent amount of land for the community.

[00:07:56] Podcaster 2: Yeah. And this unit comes with two covered carport parking spaces. Again, parking is key.

[00:08:02] Podcaster 1: Definitely. And how long has it been on the market?

[00:08:04] Podcaster 2: As of when we looked, it was 17 days on Redfin. So it’s active, getting attention, but didn’t fly off the shelf in that first week like some places.

[00:08:12] Podcaster 1: Interesting. Gives buyers a little more breeding room maybe.

[00:08:15] Podcaster 2: Potentially. But there’s another long-term factor we’re more of now: environmental risks.

[00:08:20] Podcaster 1: Ah, climate considerations. That’s becoming a bigger part of the conversation, isn’t it?

[00:08:24] Podcaster 2: Increasingly so. It affects insurance, desirability, just overall long-term value. For this specific area in Bellevue, the listing data flagged an air factor severe.

[00:08:36] Podcaster 1: Severe. What does that mean practically?

[00:08:37] Podcaster 2: It estimates about 10 unhealthy air quality days this year, potentially rising to 12 days per year in 30 years.
