What does the $15,750 flat fee include?
Everything a full-service listing should: pre-sale inspections (we pay), professional photography, Matterport 3D tour, floor plans, drone shots where useful, virtual staging, syndicated marketing, pricing strategy, negotiation, and escrow management, with Fred Glick on every contract.
Do I still have to pay a buyer's agent commission?
No. Since the NAR settlement, there is no required buyer-broker fee. You decide what, if anything, to offer. We'll walk you through the strategy market by market: it's your money and your call.
How much do I actually save?
A traditional 2.5% listing fee on a $1.5M home is $37,500. Arrivva is $15,750 flat, which is $21,750 back in your pocket on that one side alone, before you decide what to do about a buyer-broker fee.
Why do you do inspections before listing?
Surprises kill deals. When buyers see a fully inspected, fully disclosed home, they bid with confidence and don't come back for a second negotiation after their own inspection. Our goal is a home that's ready to close the day it lists.
Will my home get less marketing than with a big-name brokerage?
Buyers find homes on the MLS, Zillow, Redfin, and Realtor.com, which is exactly where your listing will be, with better photography, 3D tours, and floor plans than most. The brokerage brand on the sign doesn't sell the house; presentation and pricing do.
Is dual agency really never allowed?
Never. If a buyer comes to us unrepresented on your listing, we don't quietly take both sides and both checks. Your broker should work for you alone. Would you hire a lawyer who also represents the other party?
