How it works
The flat fee isn't the headline.
It's the punchline.
We eliminated everything homeowners hate about real estate: conflicted incentives, dual agency, radio silence, surprise costs. Oh, and we don't charge 2.5%.

The incentive problem
A percentage agent earns more when you pay more.
Think about what 2.5% really means. When your agent's paycheck grows with the price of the home, every incentive points the wrong way: bid higher, close faster, don't rock the boat. That's not representation. That's a sales commission.
The task is the same for us regardless of the home price, so we charge a fixed fee. We don't earn more when you spend more. We win when you win, and our clients can see it in writing, on every closing, on the results page.

FAQ
Flat-fee questions, answered straight
Why does Arrivva charge a flat fee instead of a percentage?
The work of representing you is the same whether the home costs $600,000 or $6,000,000, so logic says the fee should be the same too. Percentages also create a conflict of interest: a commission-based agent earns more when you pay more.
How much does a flat-fee real estate agent cost at Arrivva?
Buyers pay $9,750 flat. Sellers pay $15,750 flat for a full-service listing. Mortgage origination is $5,750 flat. There are no percentage commissions and no hidden fees.
What happens to the rest of the commission when I buy?
If the listing offers a buyer-broker fee, often 2 to 2.5% of the price, Arrivva keeps $9,750 and the remainder is yours: as cash after closing, a closing-cost credit, a price reduction, or negotiation leverage. Average rebate over the last 12 months: $49,703.
Is Arrivva full-service or discount?
Full-service: experienced brokers, contract writing by Fred Glick personally, paid-up-front seller prep (inspections, photography, 3D tours), aggressive negotiation, and real-time Slack communication. The price is what's different, not the service.
How does communication through Slack work?
Every client gets a private Slack channel with the whole Arrivva team. Offers, inspections, lender updates, title, negotiations, it all happens there, in writing, searchable, in real time. No waiting for a callback.
Where does Arrivva operate?
California and Washington for real estate; mortgage licensing also includes Texas, Florida, and Pennsylvania.
Client reviews
Don't take our word for it
Real reviews from real closings. Every one of them is on our reviews page, and on Google, Zillow, and Yelp.
“Their fee structure alone saved me over $200,000... There was no pressure, no ego, just smart advice grounded in data and experience.”
“Fantastic experience with Fred and team. Sold in less than 30 days with multiple offers and all cash. Can't recommend enough”
“They also had the lowest rates and fees I could find for my mortgage. When issues arose with the lender, Fred made sure everything went through smoothly.”
