What is a real estate rebate?
A real estate rebate is money from the buyer-broker fee that goes back to you, the buyer, instead of staying with the brokerage. Most listings include a buyer-broker fee, commonly 2 to 3% of the sale price. Arrivva keeps a flat $9,750 of it and credits everything above that back to you at closing.
How does the Arrivva buyer rebate work?
Arrivva represents you as a full-service buyer broker for a flat $9,750. Whatever the buyer-broker fee in your contract exceeds that flat fee becomes your rebate. Your actual rebate depends on the buyer-broker fee negotiated in your transaction.
How big are typical rebates?

Are real estate rebates legal?
Yes, buyer rebates are legal in California and Washington, where Arrivva represents buyers directly.
Is the rebate taxable?
Rebates received at closing are generally treated as a reduction of your purchase price, not taxable income. We send cash rebates by ACH, 1099-free. Confirm with your tax advisor for your situation.
Do I pay anything upfront?
No. The flat $9,750 comes out of the buyer-broker fee at closing, and the rest is credited to you.
What are the ways I can use my rebate?
Five common ways: strengthen your bid by crediting it to the seller, take it as cash after closing, pay your closing costs (up to lender limits), reduce the sale price, or use it with our interim financing to compete as a cash buyer.
Can I use the rebate for closing costs and points?
Yes. You can apply your rebate to allowable closing costs, including points that can save you thousands over the life of the mortgage and are tax deductible.
Is this really full service? What's the catch?
There is no catch. You get offer strategy, contract writing, disclosure review, inspection guidance, negotiation, and mortgage coordination, with a dedicated Slack channel and the managing broker deeply involved in your transaction. The flat fee works because we don't spend money buying leads or paying office overhead.
Do sellers take offers from rebate buyers less seriously?
No. Sellers care about price, terms, and certainty of closing. Our offers come with fully underwritten preapprovals and a complete package, which listing agents regularly compliment. Our results page shows 211 closings, many in the most competitive markets in California and Washington.
What determines the size of my rebate?
One thing: the buyer-broker fee in your contract. Rebate equals that fee minus Arrivva's flat $9,750. A 2.5% buyer-broker fee on a higher-priced home means a bigger rebate; a smaller fee means a smaller one.
