And in order to get insurance, people had to get fair plan. And now what’s happening, fair plan is going up by like 30%. I mean it’s it’s crazy. But the good news

And we’ve told everybody on every deal in California to get your insurance pre-approved for the house because the insurance people have a computer, centralized database for every house.

And it knows where it is, so it knows what kind of rating to give it, which means you’re gonna get fair plan or not fair plan, and you know, so they have a whole rating system. don’t quote me on it, I have no idea. but the idea is get comfortable with the insurance before you put an offer in.

It’s going you’re not gonna need to run air conditioning because it gets hot in the valley, obviously. so whatever method

There is that’s gonna work for you. Talk to your landlord, make arrangements, but they have to do it. Not that it’s gonna be that hot in January, but gives them time to put stuff in so when March and April roll around it’ll be cooled off.

I can I can pitch for the full whole house fan. We’ve had one for we’ve had one for ten years, maybe even longer. It is a it’s like a big four foot wide fan that’s sitting in the center of our house. But the other thing that it does, and we leave it on for a few hours every night, and it does suck all the hot air out, but it also sucks all the hot air out of this the attic. ‘Cause the attic retains the heat. So the house the ambient temperature of the house cools down much rapidly at much more rapidly at night.

Well, it really depends. I mean it de it depends on how if if if it’s a hundred if it’s a hundred degrees outside, the coolest your house is gonna get is a hundred degrees inside. But being by the coast here, I mean it’s very rare that we drop it w it’s very rare we stay above seventy at night. It has to be like right in the middle of September that we’re gonna be at eighty five degree night. But the cooler the you you can get it to the exact outside temperature pretty quickly.

So it works it works real good in in tandem with with like other other methods. And the one thing is just cooling down all the timber. So you have all the two by fours, all the joists, everything up in your attic just retains heat. And the only way to get rid of it, it’s not air conditioning in your house because you still have that heat barrier. It’s just basically cooling the cooling the wood down or the stucco or whatever you’ve got that’s heated up.

So wholly wholly endorse that. Just make sure you have enough vents. That’s my other thing. Cause we I have to say our roof fan greatly degraded when we redid our roof and the roofers put in vents that were not whole house fan vents. So it wasn’t sucky as much air because we they went with the more elegant looking ones. So you need to r you re really need to have a company that understands the venting of the fan. Otherwise you’re you’re forcing a lot of air through a very small area.

And I decided to, for the first time, take, and by the way, it wasn’t a problem because my clients were putting enough money down, so the appraisal didn’t matter. And maybe the appraiser knew this.

And I checked what the AI did. He just made all kinds of states mistakes, contrary things, like in one place where he said, Well, I’m gonna add value because of this. Another house had it, he said, I’m subtracting value because of this. Nothing made it didn’t make sense. So

If you have issues with your appraisers that come in, your clients get a copy of it by law, they or you can put it through the AI and say, What’s the deal? And the problem if you want to appeal an appraisal is you can only appeal the value. And you have to do it with three new comps. So, you know, and then you have to justify those comps.

you know, you can ask them to do an outside review by someone, a desk review of the appraisal, especially within the lender. The lender has the underwriter even can look at it. That’s part of the underwriter’s job. They look at the appraisals. But you can have it audited in addition to the underwriter looking at it. ‘Cause you know, the underwriter looks at it but maybe misses these little things that come up.

We’re trying to build our own LLM of our guidelines from our lenders just so we can figure it out and throw it in there. but we’ll see. So that’s kind of the future. And then six weeks later it could be worth, you know, two thousand more or five thousand less. you don’t know. The value keeps changing. So yeah, you gotta go from somewhere, especially to established pricing. If you’re putting a low amount down, it’s more risk and need PMI and all that stuff, I understand. But they get so hung up on it. And you know, you could charge a premium for over a hundred percent loan to value loans.

You know, that’s really what it amounts to. Even if they’re if they’re underwater, they even bu just by a little bit, they’re not gonna give the house away and lose you know, th it it takes a little time to build some equity. You know, you’re down in Florida. the yeah, you it’s crazy you’re giving away these condos that were worth, say, three hundred thousand that are worth a hundred thousand now because they didn’t collect reserves in advance and the new Founding May rules, which we talked about last week came out.
