Sellers

Virtually, the best house on the block. We go beyond the human touch to market your home. As we assess your home with a critical eye, we also bring along professional appraisers (when necessary) and inspectors for their expertise. We also tap graphic designers, AR technology and 3-D photography to make your home as desirable as possible. Think Westworld, but only the good parts!

 

We also provide you with a concierge to help set up movers, change utilities, and meet workman. Because we understand that your home is your most valuable asset, we also offer you an hour with a lawyer, accountant, and therapist, on us. And, if you’re into technology like we are, we’ll communicate through a private Slack channel.

 

For all these services, more than you’d get from other brokers, Arrivva charges an all-inclusive fee of only $15,000. at closing. And this includes the buyer-broker fee.

we pay for a professional inspection and termite report to guide us on how to make your property appealing to buyers. if needed, we will order a licensed appraisal to determine a more accurate value event after we run the narrp.com valuation sheet.

after careful analysis of the inspections, we figure out what repairs and/or gussying up we need to do.

we take photos and/or video of your home and then edit to add renderings with furniture added and renovations done, if needed.

the beautified house is then put on the market. We list on the Multiple Listing Service (MLS), Zillow, Trulia and all the other sites. Or we can do an off-market listing. It’s all up to you.

then comes home showing. We will brief you on how the home needs to look when we show it. All showings are completely private. We only allow buyers who are pre-approved or have proof of funds to see the home. Why? Security. Yours and ours.

 

We don’t do open houses because we don’t want just anyone to come into your home. Our job is to sell your house, not find new buyers or entertain lackadaisical looky-loos.

once a buyer makes an offer, we then negotiate for you and only you (remember, we don’t believe in threesomes) to get you the best deal we can.

Buyers

Your real estate journey just got smoother. Simply put,we expedite your process from beginning to end in a real estate transaction.

 

First, we help you find just the right house, whether it’s listed or off market. Then, we represent you and only you (remember, we don’t do threesomes) for the purchase. We’ll guide you throughout the entire purchase process, ensuring you are completely buyer ready. What we call buyer-honed.

 

By the time you make an offer, you will be fully mortgage pre-approved through the Fannie Mae Desktop Underwriter® (DU®). Or your cash is verified. We’ll also help you craft a well-written love letter, and an offer strategy that maximizes your position.

 

At the end of the day, you get all of the buyer-broker fee that the seller has offered, usually 2 to 2.5 % of the sale price, less our standard flat fee of $7,500. (Your rebate!)

 

We’ll also arm you with a concierge to help set up movers, change utilities, meet workman (even 30 days after closing!) Plus, you’ll have one hour with a lawyer, accountant and a therapist, on us.
